The Project: A second story extension at the rear of the house overlooking pool and reserve.

Client Wanted: The client wanted a second story extension at the rear of the house overlooking the pool and reserve beyond. The new art studio room needed to maximise the use of light and allow easy access to other areas of the home. The room was designed for everyday art and craft space which could also service as extra living space when family visit.

Our Solution: The studio sits above an existing bbq / entertaining area at the rear of the home that the client wanted to retain. A Balcony from this extension overlooks the pool with external access stairs to the bbq area below as well as internal stairs. Timber flooring, new aluminium windows to the sides and sliding glass timber doors to the rear of the extension.

The Result: A spacious and light new studio space rests above the existing bbq / entertaining area. Sliding glass timber doors access the rear balcony overlooking the pool and reserve beyond. External stairs from the balcony lead down to the bbq area below plus internal stairs connect the upper and lower floors. The existing home roof fits into the new studio extension and this has allowed the client the use of the cavity space as an additional storage area.

To whom it may concern, Houston Constructions have very recently completed a major renovation of our home. The entire process involved creating a room in the void space above the garage, cutting and constructing a lift shaft through three levels, removing walls, removing and relaying floors, creating window and door openings, building decks and coverings which involved quite substantial steel work, extending the lounge room and the dining room, renovating bathrooms, built in cupboards, bookshelves, tiling, plumbing, roof work and numerous small jobs down to hanging pictures on the walls.

This process took approximately ten months in total, during which we lived in the house. We cannot speak highly enough of Dave, Helen and their crew. Never once did they let us down. They always arrived when they said they would, they were meticulous in their routine of cleaning up at the end of the day, they took great care to minimise dust and sawdust spreading through the house and all in all were very respectful and aware that it wasn’t a “building site” as such but our home. To compound the difficulties for them, Sue and I work from home. During this time we had many people come and stay with us on weekends and the crew always made sure that the house was liveable and secure.

When we were away, we had no qualms or reservations about the crew working in our home. To a man, they were impeccably honest. They even fed our cats for us. Having undertaken many renovations over the years, we are quite fixated in the level of finish we require. We were not disappointed. Far from it. The quality of workmanship is superb. That’s not to say mistakes weren’t made or that there was not different interpretations as to how things should look and finish. There were. However, and in our experience this is the telling factor, things were immediately rectified and altered till they were to our complete and utter satisfaction. No arguments, no hassles. Fixed. Even when we changed our mind on things and they needed to be redone, we weren’t made to feel like we should apologise for it. Cheerily redone.

All the subtrades ie plumbers, painters etc that worked on the house were organised by Houston Constructions and were of a similar high quality and attitude. Neat and tidy and respectful. Beautiful finishes.

We are very pleased and proud of our home. What has been achieved by Houston Constructions to give us what we wanted and not drive us mad in the process over a ten month period is a remarkable achievement. There is no question that any and all building projects that we undertake in this area will be done by Houston Constuctions. To our minds, using any one else contains a risk that we are not prepared to take. Houstons have been a dream to deal with.
