The Project: This project is the winner of the 2012 Northern NSW HIA Housing Awards for Renovations and Additions Project of the Year. Also a Finalist in NSW State Awards 2012 Renovations and Additions Project.
The project was a major renovation with an extension to a dated and dark home having had no improvements made to it since its original construction back in the early 1980’s.
Client Wanted: To create a desirable, modern prestige home.
Our Solution: Original home had a small living area, small bedrooms, poor lighting and poor ventilation. All internal walls to be removed, all windows and doors replaced with larger new energy efficient windows and doors allowing light into the house and take advantage of views over the city and harbour. Inadequate electrical and plumbing required a total rewire and upgrade.
Original roof construction was with metal decromastic roof tile to be replaced with terracotta tiles with a gable roof profile. Strengthening the roof for a heavier load and new profile. An additional new roof over a new deck links in and matches the new gable roof. Remove the old internal stairs and reposition for the new open plan layout. Render exterior for fresh modern look.
The Result: A large open plan living area and 2 larger size bedrooms with an en suite and walk in robe. A butler’s pantry was included to provide a neat minimal clutter kitchen. This gives the whole area a refreshing light spacious atmosphere.
The views are now available to enjoy at the rear and side of the property overlooking the harbour and part of the city. A huge deck with tiled roof is accessed from the dining area by glass stacker doors and provides another living area. Opening up the entire 1st Floor has created more living and entertaining space. A new polished Tasmanian Oak timber stair cases and handrail installed in a totally new position link the floors.
The Ground floor was opened up to create a family room with three more bedrooms, bathroom and laundry. Under house storage spaces were converted to clean dry usable rooms. Existing timber floors repaired and repolished. The external dark brick was repaired and rendered which along with all new windows and doors has given the home a modern stylish look and lifestyle.
